Can You Get an RD Grant?

Have you heard of the Rural Economic Development Loan and Grant Program? If you’ve got land or are looking to purchase land that’ll need utilities installed, it’s definitely worth taking a look at!

According to, “The Rural Economic Development Loan and Grant program provides funding for rural projects through local utility organizations. USDA provides zero-interest loans to local utilities which they, in turn, pass through to local businesses (ultimate recipients) for projects that will create and retain employment in rural areas.”

In a nutshell, this program can help lower income people get grants for putting in utilities on raw land. In doing so, it creates jobs for local people and promotes rural development.

RD Loan

So, do you qualify for an RD loan or grant? First, your land must be in a rural area with less than 50,000 residents. Second, the funds must be used for one of the following:

  • A business incubator
  • Community development for nonprofits or other public areas that will create or enhance jobs
  • Facilities and equipment that may educate or train rural residents.
  • Facilities and equipment that will provide medical care for rural residents
  • Financing fixed assets such as real estate, buildings, equipment or working capital
  • Business expansion
  • Technical assistance

The best part about an RD loan or grant? The interest rate is 0%, and it can pay for up to 80% of your project costs!

Be sure to check with your local Rural Development office for more details and to get started on your application. You can find your local office here:

If you’re planning to purchase or have already purchased rural land that’s in need of utilities, make sure to check out this amazing government program that can help cover most of the costs for you!

5 Reasons You Should Own Land in Arizona

Ah, Arizona. The beautiful state is a popular tourist destination because of its one-of-a-kind landscape and ideal weather, but there are so many more reasons to fall in love with the Grand Canyon state. Here are 5 reasons why you should own land in Arizona!

1.  It’s affordable

Parcels of land in rural Arizona can be very affordable! And since land is one of the few things man just can’t make more of, there’s never been a better time to secure your own slice of it. Plus, the cost of living in most of Arizona is low, and so are the taxes.

2. It’s got your ideal climate

The amazing thing about Arizona is that the seasons are organized by elevation. If you love warm weather, southern Arizona is for you. With over 320 sunny days a year, you’ll rarely have to worry about being chilly! But if you crave snow and cooler weather, look for land in Northern Arizona. Either way, you could go from tanning in Phoenix to skiing in Flagstaff in a matter of hours!

3. The scenery is unbeatable

Whether you’re purchasing land to vacation on with the family or to build your dream home, you’d be hard-pressed to find better views than in Arizona. It’s safe to say the views are all-around breathtaking!

4. You’ll save money on family trips

Speaking of vacations, purchasing land in beautiful Arizona could have you enjoying a lifetime of family trips! Instead of dishing out cash and racking your brain on vacations every year, find an area you love and create your very own vacation retreat or hunting camp. Plus most of the land in the state belongs to the community, so everyone is free to check out the trails and sights of this area. And since the state has plenty of mountains, lakes, rivers, and forests for camping, fishing, hunting and skiing, you’ll never get bored!

5. Rich Culture

The unique culture of New Mexico is widely known and loved. 5 Things to Consider When Buying Off-Grid Land

Buying land off-grid and away from the crowded city has never seemed like a better idea than it does now. Getting back to nature, having your own beautiful, secluded property to spread out on, and raising a family away from the hustle and bustle are all great reasons to start looking for your perfect off-grid property. But how will you know if the area really has everything you want/need? For starters, always consider these 5 things when you’re scoping out your dream land.

1. Are your essentials covered?

Of course the most important factor to look for when considering off-grid land is whether or not your essential needs can be met by the property. Is water available, either from a local stream or by drilling a well? Do you plan to grow your own food or is the land close enough to town to pick up groceries when needed? And don’t forget to examine the weather in the area and make sure you’ll be able to build adequate shelter that will keep you comfortable year-round.

2. What access will you have to medical care?

Another factor you’ll want to consider is how important swift medical care is to you. If you’re close enough to town to be able to call an ambulance, you might need to check that your access roads are suited for emergency vehicles. If you’re planning to move hours outside of town, keep in mind the possible situations that could happen in the area and what you can do to prevent them. Consider the weather and the wildlife and be as prepared as possible for both.

3. What are the local laws and building restrictions?

If going off-grid is your way to avoid the hassles and annoyances of city living, make sure you have a good idea of the building restrictions on your property before purchasing. It’ll save you the possible headache of a restriction preventing you from building the home of your dreams!

4. Who are your neighbors?

Whether they’re one lot over or 5 miles away, getting to know your neighbors is a great idea when living off-grid. Having a small community of folks to lean on if you need help or just need to borrow a cup of sugar can make all the difference when you’re living off the beaten track. Your new neighbors can also tell you a little more about the area before you purchase, so you’ll know it’s safe, friendly, and everything you’re looking for.

5. Are you having fun?

While it’s definitely important to remember all the practical things we’ve discussed, don’t forget all the exciting reasons you’re looking to move off-grid in the first place! Have fun while scouting land, and remember to use your imagination to consider all the possibilities that’ll be available to you once you put in a little work to find your dream property.

This is number one on the list because it is one of the most unique places you will ever see! Spectacular sights await you as you hike Red Basin and Martha’s Butte!  You will see a forest full of petrified wood that is millions of years old! The park is over 230 square miles full of geological treasures, trees, birds, wildlife, hiking, and fun. Bring the whole family (including the dog!) and spend the day exploring this National Park

Painted Desert

The Painted Desert is a desert of badlands in the Four Corners area in Apache County, running from the east end of Grand Canyon National Park and southeast into Petrified Forest National Park. It is easily accessed by the north portion of Petrified Forest National Park, so plan to go there after a visit to the forest. The Painted Desert is known for its brilliant and varied colors, that not only include the more common red rock, but also shades of lavender.  Do yourself a favor and stay for sunset! It’s one of the most stunning sights you will ever see!

Navajo County Historical Museum

When you think of Arizona, you probably think of its rich history of the Native Americans. And you aren’t wrong!  So when you’re in Holbrook you should definitely check out the Navajo County Historical Museum. It is quite large and includes a wide variety of antiques, fossils and artifacts from different eras. It also has some items from the famous Route 66 and even an old jail with some artwork done by inmates. You’ll find fascinating artifacts from the Apache and Navajo cultures, Hispanic people, cowboys and sheriffs and even some fossils from millions of years ago.

Rock Art at Canyon Ranch

Take a hike or enjoy a family picnic at the splendid Rock Art Ranch, and at the same time enjoy the unique petroglyphs and of course, the petrified wood. The canyon is not that large, so take your time and visit all of it. You’ll love the art on the rocks and the beautiful scenery. Make sure to bring your camera! There is also a ranch and a museum, which displays hundreds of pieces of Native American history. The owners and employees are very knowledgeable of the history and geology of this place, and will gladly answer all of your questions. This is a history lover’s dream come true!

Meteor Crater

The world’s best preserved meteorite impact site is located just minutes from Interstate 40 and the old Route 66 in Northern Arizona. Near Winslow, it’s an easy drive and totally worth it. The crater is the spectacular result of a collision that rocked the American Southwest approximately 50,000 years ago with the energy of more than 20 million tons of TNT! Meteor Crater offers an interactive educational experience for the entire family in a beautiful, natural setting. Spend time in the theatre, indoor viewing area, hike around the Crater Trail, and visit the Interactive Discovery Center before you grab a bite to eat at the Bistro.

Grand Falls

Grand Falls is a natural waterfall system located 30 miles East of Flagstaff. This waterfall wonder sits on Navajo Nation land in the Painted Desert. At 185 feet tall, it is taller than Niagara Falls! It dumps snow melt or monsoon rain into the Little Colorado River below.

These falls were created by volcanic runoff from Merriam Crater and created a lava dam. The falls are fed by the snow melt and rain from the White Mountains and flows into the Little Colorado river. For this reason there are only specific times of year that the waterfalls are actually flowing. The best time to see the falls are during March and April. If you’re there during that time it is a sight to behold!

So there you have it, our favorite things to do in Apache County, Arizona. There are dozens of fantastic family activities in this gorgeous area, so make sure you plan to stay for several days. And when you see something interesting pull over and take a look!

Is Land Banking a Good Strategy For You?

What the heck is Land Banking you might ask? Well let me start off with a brief description for you: The simple explanation is that instead of putting your hard earned money into a traditional bank, you instead invest your cash in a tangible asset – LAND!  Most commonly, it refers to purchasing undeveloped land with the outlook of selling it at a later stage when society has caught on to your little slice of paradise. It’s just another way to attain financial freedom in your future.

Why Would You Consider Land Banking?

Well, instead of getting 1-2% interest on your money if it sits in a bank, you can have a property that you can hold onto and sell later for a profit.   You can also use as a weekend getaway spot, or plan a retirement home and leave it as a legacy to your family. It’s really a win/win! Even if you decide to NEVER go visit your property, you can still enjoy the increase in value when you decide to sell.  This is the perfect investment for someone that wants to be a bit more hands off. Vacant land doesn’t need any attention, nothing will break or get stolen, it is truly a buy it and forget it strategy. If you are looking for a place to escape the city and get away, then its perfect for you too!  Many of these properties are ‘off-grid’ meaning they don’t have utilities, but that makes them a perfect spot to unwind and de-stress. Imagine the family memories you can make camping and exploring the wilderness on the weekends!

Land banking has a relatively low point of entry with a long term investment outlook.  It’s perfect for those that have a bit of extra money and would like to invest it wisely. There is a finite amount of land, so having a piece is always a good idea and a great way to diversify your portfolio!

What are the First Steps to Start Land Banking?

It’s actually very simple!  Find an area that is on the outskirts of a city, and then wait for people to move out that way!  Remember a few years ago when that property just out of town was still wooded and undeveloped, and now its a shopping center!!  That’s the idea! As cities get larger, people want out so they migrate further and further away. You want to find an area that has public appeal, buy, and wait.  You can buy property at today’s low prices and when the city grows you can cash in at much higher prices. It’s simple economics of supply and demand. The bonus is if it is in an area that you love and want to visit regularly!

Want Some Help Getting Started?

That’s what we are here for!  We can guide you ever step of the way and help you pick the perfect property. After chatting with you to learn about your future goals we can help point you in the right direction.  Ready now? Take a look at and see what is available now.  Not ready yet? Top Hacks for Living Off Grid

So you’ve finally done it!!  You’ve decided to get the heck out of the city and go off the grid!  Congratulations! No more traffic, noisy neighbors, or stress! Your days will be filled with relaxation and nature and your nights with campfires and starry skies!

Living off the grid is amazing, but it can also be stressful if you haven’t prepared. So I’m here to help!!  Take a look at some of my tried and tested tips for making your off-grid days full of enjoyment.

Try to Have Several Power Sources

The biggest factor of being off the grid is having power.  If you are only using your property for weekends, maybe power isn’t even important!  But if you are wanting to go off-grid long term, you will most likely want a power source!  Solar, water, and wind power are all good options for off-grid living, depending on what the environment is like where you are, and you can use more than one of these power sources if available. You may want a gasoline-powered generator as a backup.  The more power sources you can have the better!

Make your power last by lowering your usage as much as possible.  Make sure to plan accordingly and adjust your habits! For example, making sure you home has good insulation will cut down on energy usage for heating and cooling, and being mindful of your own usage will cut down on precious power going to waste. I’m sure you’ve forgotten to turn off the light when leaving a room, but when living off-grid, you have to train yourself to be mindful of every detail to make that power last!

You’ve Gotta Have a Water Source!

In many parts of the country collecting rainwater is vastly more efficient than lugging a bucket back and forth to a stream or river. In fact, with a good rainwater collection system, you can accumulate a great deal of water from what seems like an average rain. Putting the system together can be a pretty big task, but it will continue to pay off for years as you will be able to collect and store enough water to supply your family and garden with ease.

Building a well is another option, but depending on the location and quality of ground water wells can be difficult and expensive. Rainwater collection is almost always the better (and more efficient) option for off grid living.  Rainwater can be much cleaner than well water and contains fewer minerals, and in many climates you’ll get plenty of it, making it more convenient! You’ll want to filter and purify it, though, as well as preserve and store it. Make sure to do your research before installing a rainwater tank system!

Plant a Garden and Have a Hobby Farm

One of the best ways to become even more self-sufficient by growing your own vegetable garden. Depending on the location, you could also consider fruit trees to supplement your growing. If you are going off-grid full time, consider livestock as well. Chickens are easy to keep and will provide you with eggs, eat garden pests, and their dung can be turned into fertilizer for your garden!  Depending on the size of your property, you can add all kinds of livestock!

Compost Your Waste

If you have natural materials that you would normally throw away, start a compost pile and use that to fertilize your garden!  Coffee grinds, leftover food, and some paper products can all be composted! Its a great way to reduce your waste, and increase the yield of your garden. (see more on this below in the Poo section)

Use DIY & Natural Cleaning Products

Household essentials like lemon, baking soda, vinegar, salt, olive oil, and castile soap make effective natural cleaning solutions. You can use them to remove stains, eliminate odors, scrub your sink, and countertops. Stock up on these ingredients for DIY household hacks when living off-grid.  Cleanliness is extremely important when living off-grid.

Make Sure to Have a Heating & Cooking Source

The first (and most common) power source to come to mind for off-grid cooking is wood. Propane is also a good option. Depending on your area, you can have a large tank or two put in and filled only once a year. You can even use an outdoor kitchen in the summer and use a wood stove in winter.

Stock up on Cast Iron Cookware

Trust me on this one!  It’s very easy to maintain, can be used on any heat source, including open fire, and lasts for generations. Cast iron treasures are inexpensive and can be found at yard sales, estate sales, and flea markets.

Composting Toilet

Well, I’ve left the ‘crappiest’ hack for last 😁  When you’ve decided to live off grid, you are also disconnecting yourself from the municipal sewage system.  Sewage probably something that you think of often, but is definitely not something you can take for granted when living off grid!

One of the more modern off-grid toilet options is a compost toilet.  This is the option that I personally like the best because the waste actually gets turned into compost that you can use!  So it’s no longer ‘waste’! Yes, poop really can be turned into safe compost that you can use in your garden, I promise! You can either build you own composting toilet, or buy one!  They will usually have vent hoses so they are odorless, and they also convert waste into compost much faster.

Well there you have it!!  My favorite off grid tips!  Make sure to do your research and plan ahead and you are going to love unplugging and living the simple life!
